Dự án The Sun City Minh Sơn do công ty BĐS HTREAL làm nhà phân phối độc quyền bắt đầu mở bán chính thức từ đầu tháng 8.
The Sun City Minh Sơn là 1 dự án theo tôi đánh giá là có vị trí khá tiềm năng . Tọa lạc tại góc 2 tuyến đường Liên Phường và đường Vành Đai Trong .
Hiện tại tuyến đường Vành Đai Trong hướng về cầu Phú Mỹ qua Phú Mỹ Hưng đã thông xe kĩ thuật và cuối năm này sẽ chính thức đi vào hoạt động . 1 hướng của tuyến đường này sẽ kết nối về tuyến đường Bình Lợi – Tân Son Nhất trong năm 2015 .
Ngoài ra , cách dự án The Sun City Minh Sơn còn có tuyến đường trọng điểm quốc gia là đường cao tốc HCM – Long Thành – Dầu Giây . Tuyến đường cao tốc này sẽ hoàn thành vào năm cuối 2014 . Hiện đã hoàn thành 90% hạng mục . Đây là tuyến đường giúp giảm tải lưu lượng Bắc – Nam qua TP Biên Hòa , kết nối thẳng về đường Đại Lộ Đông Tây qua hầm Thủ Thiêm .
Theo tôi , nếu 2 tuyến đường này được hoàn thành đúng tiến độ thì khu vực Quận 9 sẽ cất cánh trở lại thời kì vàng son năm 2002 .
Ngoài ra , dự án The Sun City Minh Sơn này cũng được quy hoạch khá tốt và bài bản . Mật độ xây dựng chỉ chiếm hơn 37% là con số cực kì thấp đối với 1 dự án đất . Hiện tại , hạ tầng cơ bản của dự án đã hoàn thành 100% .
Về tính pháp lý ,theo hồ sơ bên HTReal cung cấp thì dự án đất nền quận 9 này đã đóng thuế tiền sử dụng đất cho cả dự án . Đây là điều kiện cần thiết và quan trọng nhất để CĐT có thể ra sổ đỏ cho khách hàng .
Tuy nhiên , hiện tại khu vực này vẫn còn thưa dân do đa số là dự án mới hoàn thành . Để có thể hình thành một khu dân cư đông đúc thì phải mất tầm 2-3 năm . Chính điều này làm cho rất nhiều khách hàng do dự khi quyết định mua dự án .
Nhưng theo tôi , đây chính là 1 yếu tố tạo nên sức bật về giá của dự án đất nền này . Đối với khách hàng đầu tư thì việc dân cư đông đúc sẽ làm cho sức bật về giá của dự án giảm đi rất nhiều vì nó đã đi vào quĩ đạo ổn định .
Quan trọng đối với khách hàng đầu tư là khu vực này có thể thu hút được cư dân về ở hay không và cơ sở nào để khách hàng tin tưởng ?
Theo tôi là có cơ sở để tin vào điều này . Đơn cử như việc căn hộ cao cấp The Earstern của Hàn Quốc hiện đã hoàn thiện và sẽ bàn giao cho khách hàng từ tháng 10-2013 . Chắc chắn sẽ có 1 lượng cư dân đổ về đây sinh sống .
Hay những tuyến đường trọng điểm ngay tại dự án được hoàn thành trong thời gian sắp tới sẽ giúp cho việc di chuyển của khu vực này về các quận trung tâm dễ dàng hơn . Chắc chắn người dân sẽ có xu hướng chuyển dịch ra khu vực này để an cư .
Về giá thì dự án này đưa ra giá thấp nhất là 12tr3/m2(Bao gồm VAT ) , hơi cao so với mặt bằng giá chung tại khu vực này như Nam Long – Kiến Á , Khang An , Gia Hòa , Phú Nhuận …. Tuy nhiên , nếu xét tổng thể về mặt vị trí , qui hoạch , pháp lý thì tôi nghĩ giá này cũng có thể chấp nhận được nếu bạn là khách hàng có ý định mua để đầu tư .
